This is a relatively new rental building in the Beltline, having been completed in early 2017, offering high-end finishes. Versus is located close to the CN rail tracks and also the fire and ambulance stations, so noise could be an issue. It is worth noting that only heat and air con are included in the rent. Water and electricity are paid by the tenant which includes the air con fan.
The suites are divided between two towers that share a common amenities floor. The East Tower is 14 floors high and the West Tower is 34 floors high. The east tower is located at 917 10 Avenue SW, whereas the west tower entrance is located at 1008 9 Street SW, just around the corner. The 2-bed units occupy the four corners of the buildings and the 1-bed and studios fit between them. All suites are finished to the highest level with vinyl flooring, high-end cabinetry, quartz countertop and stainless steel appliances. All units have air conditioning and in-suite laundry.
The building offers many amenities including a party room, media lounge, games room, gym, zen garden and yoga room. There is also an outdoor patio with BBQ’s and seating. Parking is available in the underground and secure parking area and the building operates a full concierge service in each tower. Guest suites are available, as are storage lockers and bike storage.

I’ve been living at Versus for a few months. The whole management team has been great throughout everything so far! Suites are super comfortable and spacious. Can’t beat the central location. Amenities are incredible too. 5* building!

I’ve lived at Versus for a couple of years now. I love the building! The suites are comfortable and have great finishes. Amenities are top notch, and the property management truly shows they care about their tenants, especially throughout the pandemic. Versus is in an awesome location near downtown and tons of great places to eat and shop. I’d definitely recommend moving here!

Sharing because I know a lot of young professionals or students will check this place out and to fellow women, stand your ground. The 2 staff giving me the tour stood uncomfortably close to me and asked me increasingly personal questions. Very unprofessional. Particularly annoyed at the humble bragging about their jobs, cars, workouts with moments of waiting for compliments from me, *the client*. I advise you to leave the tour early if this happens to you – you don’t need to put up with this ego crap, it’s your money and your space, you shouldn’t need to adjust to them. Just because I’m a woman and young does not mean we are “friends” and ladies you know when that creepy line is crossed because they can’t manage their attraction in an adult way. This is not how you gain business and if these people were hired, the higher ups are likely to be the same, as no one with a good business sense would hire them. Whoever hired them worried me more than the guys themselves because that’s your backstop to any issues you have, and I’d want to be taken seriously and with respect if I had any issues. I was clearly uncomfortable and they did not take the hint, as these sorts of guys never do despite it being *obvious* because they don’t care that you’re uncomfortable. It’s marketed to students and young professionals, but was like a tiny dorm room for the price of a nice apartment. There’s an abundance comparable options in the city for the same price or less, so anyone renting their first place, just skip it all together. The interiors were low quality materials made to look nice, but was clearly fast money cheap. There are buildings with modern finishes of at least medium quality, more amenities, better balconies or green spaces, and every other place I viewed was larger or felt larger. The vibe of the whole place was like this and when I went to speak to the front desk about the tour, got a similarly cringe worthy interaction. I would not feel comfortable living in a place with those sorts of values. Choose your environment wisely, any building you live in has an impact on you and it did not strike me as a female-safe space. It’s best to live somewhere that’s responsive and adjusts to you, it’s exhausting to have to do this sort of stuff in your own home.

I have lived at Versus for a year now and just renewed my lease. Living here has been a great experience. Premium amenities, fantastic location and the property manager has been excellent especially throughout their management during the pandemic. Highly recommend for anyone moving into downtown Calgary.

Have to pay extra and it adds up very quickly and makes this building very expensive.
1. Pay extra for underground parking,
2. Pay extra for visitor parking,
3. Pay extra for utilities,
4. Pay extra for pets,
5. Property management is disorganized, unprofessional, with high turnover,
6. Move out inspection is not fair, you would not get you security deposit back in full.
Last week did our move out inspection and they tried to get money out of our pocket.
They wanted to charge us couple hundreds of dollars for small scuffs in the wall and a nail scratch in the closet wall (yes, inside the closet) and of course painting the unit. So we lost over $420.

The same story, we did not get our damaged deposit back. $380 was deducted. It is not right, as we cleaned our apartment. Additional payments indeed ads up and total price getting way too high. We like parties, so we understand if someone else has a party and making some noise we understand it.

Major issue is that it is impossible to get Damage Deposit back in full. The Management trained and finds the way to deduct multiple hundred dollars from your DD. Just Google and you find many complaints.
Overall the building is fine, but it has multiple issues: you clear hear trains, If you like trains at the night you might enjoy them, I do not. Also, issues with parking, or better say lack of parking unless you want to pay extra. Management cannot make any decisions as the main office located in Edmonton…. It is annoying and taking triple time to resolve any issues as there are so many back and forth.
Price Westcorp is charging for this property seems way to high considering all issues and current market condition.
Would you agree that when you paying $2000 a month you would have come expectations for the level of service…… Oh well …

Lived her for a year and really nice, but other tenants were noisy, so were the trains. Apartment was quite small but nicely finished. Quite expensive, but worth it. Recently moved out to another place a short distance away call Cube which is larger and less expensive. Enjoyed most of my time here.

OMG I love this place. It is definitely the best place I’ve lived. Super modern finish to the suites and great laundry inside the suite. The gym is brilliant and the outdoor area is great in the summer.
I know what others mean about train noise, but it personally doesn’t bother me. Would put up with that to live here. Super happy.

The apartments themselves are really nice and well laid out but narrow. The second bedrooms are nothing more than large box rooms to be honest and once a bed is put in them there’s no room for anything else. The lifts are a nightmare but then again this can be said of other high rises in the city. If like us you rented on the north side the trains are loud and quickly become a nuisance. The staff are polite and friendly.

Lived here for a year when it was first built. Here are the pros and cons:
Pros:
Great appliances
Washer and dryer in the unit
Two bathrooms
Great city views
Concierge
Air conditioning in the unit
Cons:

Parking is $150 per month
Noise from trains and emergency services
Noisy neighbours – parties!

We were paying $1800 per month for basic rent, then another $150 for parking and then another $100 or so for utilities which make it really expensive. Constantly had to complain about noisy neighbours having parties which spilled out into the hallways at all hours of the day and night – nothing was done!
The building allows pets and the number of dogs in this place is crazy, they are everywhere. This meant there was often dog pee in the elevators and hallways. Also immediately outside the building, the grass areas are full of dog poo which people do not pick up. Disgusting.
We did not renew our lease.

We lived in a two-bed suite for a year and were the first tenants in the suite as the building was brand new. The rental process was excellent and the ladies in the rental office were great. The building has great amenities, even though we rarely used them. great having a concierge and security, although they were not always in the lobby which was annoying.
The units are well appointed with high-end cabinets and stainless steel appliances including a microwave and dishwasher. Great to also have in suite laundry – huge machines! Plenty of storage spaces and wardrobes and nice to have two full bathrooms too. Our guest bedroom was pretty small and only used as an office. I would not have wanted to get a queen bed in there. Would rather lose the second bath for extra space here.
Our negatives were the loud train noise coming from the CN tracks that ran right alongside the building. even through the night they were so loud and eventually this is what made us decide to leave after our lease came up renewal.
