This Quadreal owned property is located in the west end of the Beltline. Although the actual building is around 40 years old, it is being renovated, with all communal areas completed and apartments renovated as they become available. The renovations include new flooring and blinds. Some apartments have stainless steel appliances, whilst others have white. Some kitchen and bathrooms are fully renovated, others not. The suites we viewed had older kitchens, but new flooring. They also had good storage options.
The suites are large with most of the one-bedroom layouts being around 700 sq ft and the two-bedroom suites around 850-900 sq feet. The building is 12-storeys high but is staggered, so the top floor in some sections will be the 9th or 10th floor.
The building has a gym and a social room with books and boards games. There is also a shared laundry area, but no other amenities. Parking is either underground heated or above ground.

Walkthrough confirmation took 4 months to receive. Frequent major leak issues, with action taking 5 days. Frequent cannabis use here. Frequent parties into early morning hours, taking 6 months to resolve after multiple complaints. Verbal threats from on-site maintenance staff for logging service tickets for recurrent issues. Complaints to management and managing company in Vancouver about staff behavior unresolved. Weight class on dog allowance increased without tenant notification – resulting in numerous large breed, loud barking dogs at all hours. Requirement by dog renters to house dogs during long leave from unit continually ignored and not enforced resulting in noise complaints from 5 am through 2 am. Security ineffectual – will not report security concerns to management as are verbally directed by Janelle (one on-site administrator) not to pursue or log complaints. Regional sales and property managers rotate frequently as to avoid addressing complaints of staff and tenant verbal abuse or threats. References are not provided when you vacate – home office in Vancouver refers you to local office, local office refers you to an administrator and an administrator refuses to provide a reference as they are not ‘a landlord’. High density drug use in the surrounding area. Frequent break in attempts on lobby and laundry room – rendering secure entry inaffectual. Frequent soliciting on Sunday mornings from religious and political groups allowed in by security. City of Calgary considers this building a Condo, although it is a owned by a large rental management company and there is no board – therefore noise complaints are not responded to by bylaw officers nor are management able to be fined. Only resolution is a neighborhood landlord board, consisting of local volunteer landlords and no tenants. Tenant rights do not exist here. After one year rent your price goes up by $250 dollars. Frequent move ins and move outs. Only 2 elevators for entire building. Will not book elevator for you or provide you, although they say they are scheduling you they never do – resulting in back ups and increased move expenses for tenants. Have witnessed tenants fighting in halls over dog noise. Fire alarm goes off at least every 2 months in the middle of the night.
