Mount Royal House is a 25-storey building located within a block of the Calgary Tower. It is located very close to the CN rail tracks, so noise from the trains may be a concern. It is also close to the CN Tower which can occasionally be noisy with music and bell noise. It offers studio, one and two-bed units, some of which are offered in an unrenovated state, but many are fully renovated. The building is undergoing overall renovations with corridors and communal areas being redecorated and new carpets being laid.

Areas that have not been renovated definitely show their age as the corridors look grubby and the carpets are stained. This also applies to the unrenovated units which have old-fashioned wooden cupboards and old appliances. However, the newly renovated units are completely different. These have had the dividing kitchen walls removed giving a nice open-plan feel. The kitchen and bathroom cabinets have all been updated to clean, modern light coloured design and the countertops are all quartz. The appliances are stainless steel.

All the units are spacious, particularly the two-bedroom suites which have large living areas, separate dining area, large open kitchens and spacious bedrooms.

Amenities in the building include stared laundry, a fitness area (limited equipment), sauna, lounge area and a large indoor saltwater swimming pool. Parking is available in the multi-storey garage that is located below the apartment building.
