This is one of the flagship properties owned by Boardwalk. It is located in the heart of the Beltline on the corner of 13 Avenue and 4 Street. There are two towers, one has 12 storeys and the other nine. They share the amenities floor located at ground level. Although this is an older building, as apartments become vacant they are being renovated giving the apartments a fresh and modern feel.
Some units are being leased in a partly renovated state which means the flooring, countertops and blinds are being upgraded, but the remaining kitchen cabinets and appliances remain the same. These units, although perfectly okay, do lack the modern look that the renovated units have. Part renovated units have older and much poorer quality cream cabinets and also older, white appliances, of which there is only a stove and fridge/freezer.
The renovated (premium) units, on the other hand, have the dividing wall between the kitchen and living area removed for an open plan feel. The light grey cabinets are modern and include full height wall units as well as pan drawers. All appliances, which include a range, fridge/freezer, dishwasher and microwave are stainless steel. The divide between the kitchen and living area offers a large granite countertop with breakfast bar, with some units having the sink located in this area and others the sink is in the back granite countertop. The price difference between a part-renovated and a fully renovated premium 2-bed unit is about $300 per month (as of Sep 2018).
The property has many amenities including new shared laundry facilities, a well-equipped gym, a party room, BBQ area and plenty of security cameras. Outside there are patio areas with BBQ’s and a large courtyard which is laid to lawn.

I’ve just renewed my lease for a second year. I love living here. I have a renovated apartment that has a beautiful kitchen. The living area is quite big and the amenities are great. Huge gym and laundry. Great outdoor space and the management are great. I only had one issue since being here with my stove door and it was fixed very quickly. Great location too.

We moved into a renovated suite and it’s very nice with stainless appliances and quartz counters. The suit is a good size, although I’d like more storage. It has a great location right on 4th St, close to everything. I catch a bus to work outside the door which is great in winter.
The gym is great although I don’t use it as much as I should, but my bf does.Shared laundry can get a bit cramped if several people re there because the dryers are on top of the washers. But the machines are a good size.
The management have been good. We had an issue and it was dealt with promptly. Overall I would recommend this building.
